A compensation makes no sense as well. Better off just negotiate for a sell-on fee if we really don't want to sign him. And based on this tweet, it seems like Sassuolo were the ones who initiated the talks.

Unless I'm missing something here, the buy back clause is just for us to buy Boga back at a set price, if we want to. Otherwise, Sassuolo can do whatever they want with him. This isn't the first refusal clause.

Regarding Sancho, the only way I can see this happening is if both Willian and Pedro leave, along with Barkley.

Think the fans would be happier if the board just make signings that fixes our flaws in the team (e.g. ST, LB). It might be nice for fans if we sign Sancho but if that means our transfer budget goes down the drain because of one player and we're still left wanting in other areas, then what's the point? We would likely still be complaining about the same issues next season (e.g. create chances but don't score enough, have a shitty LB/why is Azpi still playing at LB!?).
