because Chelsea must become self-suficiente, under UEFA new regulations that will start in 2012 season, clubs with debts wont be allowed to play in Europe.

in past 3 years Chelsea bought few players but had debts every year...I cant see we wasting more than 40 millions in new players, let alone 40 millions in one single player.

I agree with you on this, but we're not exactly the greatest club at keeping hold of our best young players. A majority of our youngsters go elsewhere on loan and we never hear from them after that. Whatever happened to the likes of Jack Cork and Michael Mancienne who seemed destined to become big talents, and now they want to play football elsewhere. It doesn't bode well with our club.

To be honest, I'd be happy for us not to sign anyone, as long as we sign one single player, and it being Aguero. I'd be happy with that.

Well actually, there were some rumours a few months ago and according to them, Aguero had signed a pre-contract with Chelsea. It was said, that it had happened during those Chelsea v Atletico CL games. You never know though.

I never believe anything about "pre-contracts". Technically speaking, a pre-contract is not actually binding and there isn't any legal obligation for a player to honour it.
